The TMC Greystar Hotel project, located in Houston’s Texas Medical Center district, spans approximately 406,000 square feet over 21 stories. The development combines luxury hospitality with complex structural elements, requiring detailed scheduling and precise controls throughout the project.
The hotel’s design included five and one-half levels of ramped parking beneath guestroom floors and luxury suites. Above the ballroom roof, construction teams built an outdoor swimming pool and a fully equipped health club. The main lobby, hotel entrance, restaurant loading bay, and rooftop mechanical utilities added further layers of technical and logistical complexity. This necessitated careful controls.
Throughout construction, scheduling required active coordination across trades and phases. Using Critical Path Method (CPM) scheduling, the team developed and maintained baseline and monthly updates. Each update included schedule narratives, allowing stakeholders to track progress, evaluate delays, and prioritize recovery actions. By identifying near-critical activities early, the schedule avoided cascading impacts and supported continuous momentum.
Additionally, tight site logistics and vertical construction complexity called for focused coordination between structural, MEP, and interior trades. The schedule accounted for limited laydown space and elevator usage. Also, the sequencing of rooftop utility installations highlighted the role of effective scheduling in managing project controls. Regular adjustments were made to address weather impacts, inspection timing, and material deliveries. These measures reduced downtime and enhanced team productivity.
Furthermore, the team closely managed the installation of the swimming pool and mechanical systems over the ballroom roof, focusing on sequencing decisions within the schedule. They prioritized waterproofing, load management, and safety through careful planning, avoiding delays to adjacent trades. At the same time, they scheduled public-facing spaces like the lobby and restaurant for early turnover. This maximized the owner’s operational timeline.
Through disciplined controls and detailed schedule narratives, the team met demanding construction goals in a high-profile urban environment. This success reflects the value of scheduling leadership applied to project controls. It is essential in delivering complex, mixed-use hospitality developments on time and within scope.
