Franklin Consulting Group proudly led the transformation of Miami’s historic El Jardin Building into a modern residential development. Built in the 1920s, Hotel El Jardin began operating in 1927 and quickly became a South Florida landmark. Nearly a century later, Franklin partnered with developers to reimagine the space while preserving its historical character.
From the outset, our team recognized Hotel El Jardin’s architectural importance. The building featured Mediterranean Revival elements popular in early 20th-century Miami. Therefore, our restoration approach honored these original details while ensuring modern functionality. We collaborated with preservation experts, planners, and stakeholders to align goals and regulations.
The original structure presented several challenges. For example, outdated systems required full replacement, and structural elements needed reinforcement. Despite these obstacles, Franklin coordinated every phase with precision. We assessed site conditions, prioritized safety, and minimized disruptions to nearby residents.
During planning, we helped secure necessary permits and historic approvals for Hotel El Jardin. We managed compliance with preservation guidelines and building codes. This step ensured eligibility for tax credits. Consequently, the developer reduced costs while maintaining the building’s legacy.
Our design consultants blended history with modern living at Hotel El Jardin. We retained El Jardin’s façade, courtyard, and ironwork using accurate, durable materials. Simultaneously, we redesigned interiors into 44 functional, energy-efficient apartment units. Each space combines period aesthetics with present-day amenities.
Throughout construction, Franklin led with clear communication and accountability. We held weekly meetings, tracked budgets, and resolved issues quickly. When delays occurred, we sourced local alternatives to stay on schedule. We also reused original components to support sustainability.
We actively involved the local community. By hosting informational sessions and gathering feedback, we fostered public support. This approach helped preserve not just a building—but a shared neighborhood identity.
By project completion, El Jardin stood renewed yet historically intact. The 44-unit building now offers residents comfort and charm within a culturally rich environment. The project met all timeline, budget, and quality expectations.
