Our firm provided scheduler and project controls services for The Viridian, a luxury multifamily development spanning 11 residential buildings. The project featured 48 studio units, 159 one-bedroom units, 102 two-bedroom units, and 12 three-bedroom units. Each apartment offered high-end amenities including granite countertops, stainless steel appliances, in-unit laundry, and private balconies. The development also included community amenities such as covered parking, a resort-style pool courtyard, hot tub, grilling areas, sand volleyball court, and dog park. Additionally, residents gained access to a 24-hour fitness center, business center, and a Wi-Fi-enabled club facility.
From project launch, our team developed a baseline CPM schedule that incorporated all construction phases and amenity installations in The Viridian. We collaborated directly with the general contractor and key subcontractors to define durations and sequence activities. We established early milestones for underground utilities, vertical framing, and exterior finishes. Each milestone served as a checkpoint to track field progress and manage dependencies. Monthly, we updated the schedule based on field reports, trade input, and weather conditions. During updates, we identified float erosion and schedule compression risks. We conducted regular coordination meetings to resolve critical path conflicts before they impacted project delivery. Our real-time analytics helped stakeholders evaluate alternatives quickly and clearly.
Our approach emphasized continuous forecasting and proactive issue resolution. When supply chain delays impacted appliance deliveries, we adjusted sequencing to prioritize interior progress elsewhere. With The Viridian project, we monitored high-risk trades, including structural framing and MEP rough-ins, with added precision. This ensured early detection of deviations from baseline planning. By simulating potential resequencing scenarios, we allowed the field team to make informed schedule adjustments without compromising quality or budget.
