Multi-Family Provision at West Belfort

Project Details:

Location: Sugarland, TX

General Contractor: Gardner Capital Construction, LLC.

Overview:

Our firm supported a confidential developer in delivering the Provision at West Belfort, a multi-family residential community in Houston, Texas. The project included 144 multi-family living units spread across twelve buildings—six three-story and six one-story structures. In addition, the site featured a community clubhouse, swimming pool, covered pavilion, and a modern playground.

Services Provided

We led all CPM scheduling and project controls responsibilities from preconstruction through substantial completion. First, we developed a comprehensive baseline schedule that aligned with site logistics and vertical construction sequencing. Then, we integrated procurement lead times, labor availability, and permitting requirements into the schedule logic. Throughout construction, we provided monthly schedule updates, progress tracking, and critical path reviews. Each update incorporated actual field data, weather impacts, and revised trade productivity rates. Moreover, we identified trends, forecasted delays, and adjusted sequencing as needed by comparing updates against the baseline.

Execution Approach

We held regular schedule coordination meetings with the general contractor and subcontractors. These sessions clarified work priorities, reinforced milestone commitments, and resolved trade conflicts. When material delays or inspection issues occurred, we modeled recovery options to minimize schedule impact. We tracked critical elements such as structural framing, utility tie-ins, MEP rough-ins, and finish sequencing. During clubhouse construction, we worked closely with the interiors team to maintain alignment between design revisions and finish milestones. To support decision-making, we delivered executive dashboards summarizing current status, risk items, and forecasted completion dates. Furthermore, these tools allowed the owner to stay proactive and maintain control of key deadlines.
